Conveyancing is the legal process of transferring ownership of property or land from one person to another.

It generally involves:

  • Title verification — checking that the seller legally owns the property and can transfer it.

  • Due diligence — checking encumbrances, mortgages, liens, litigation, approvals, and relevant records.

  • Agreement for Sale — setting out the terms agreed between buyer and seller.

  • Sale deed / conveyance deed — the document that legally transfers ownership.

  • Registration — registering the transfer with the appropriate land/property registration authority.

  • Possession and documents — handing over possession and original property documents.

  • Mutation — updating government/municipal/revenue records to reflect the new owner.

In Indian property law, “conveyancing” therefore covers the drafting, examination, execution, stamping, and registration of documents used to transfer interests in immovable property.
